Culpeper County Land and Farms

Farms and land in Culpeper County offer investors, businesses, developers, homebuyers and sportsmen great transportation infrastructure, a highly skilled workforce, business-friendly atmosphere and a wide variety of natural resources. Located in the Piedmont region in the north-central part of the state, Culpeper County land is bordered by Fauquier, Stafford, Spotsylvania, Orange, Madison and Rappahannock counties. The 383-square-mile county is home to 52,605 residents including many who commute to larger nearby cities. US Highway 29 runs through the county, and there is easy access to I-81 and I-95. There are railway lines and a municipal airport that accesses Dulles International Airport. The county’s economy is diverse with manufacturing and agriculture strong contributors to the economic base. Compared to other counties, Culpeper has an unusually high number of agricultural, forestry, fishing and hunting businesses. About 50% of the Culpeper County land is farmland that encompasses 124,390 acres, and crops produce 65% of the agricultural sales. Some farmers create impoundments to attract waterfowl for hunting. Top employers include Ardent Mills, Bingham & Taylor Corp., Communications Corporation of America and Continental Corp. Fishermen enjoy casting a line in the Rappahannock, Rapidan, Hazel and Thornton rivers where bass, bluegill, crappie and catfish are frequent catches. Or they can check out the Balds Run Reservoir, Brandy Rock Farm or Caynor lakes. Hunters can find plenty of action on both private and public lands. Other attractions are the Brandy Station Battlefield Park and the Mountain Run Lake Park. Culpeper County Public Schools provides K-12 public education.
